Madison, Indiana. - Real estate investor since 2006. Has bought 300+ mortgage notes. - Focus states: Ohio, Indiana, Michigan. Notes in other states are reviewed case by case; if Larry refers a seller to another buyer, he says so up front. - Note types: first-lien notes on houses mostly; land, mobile homes with land, and small rentals case by case. - Full sales and partial sales (selling a set number of payments). - Quotes are free, no obligation, usually within one business day. Most sales close in about 4 to 5 weeks through a title company or licensed closing agent. - Pricing depends on payer, property, paperwork, then balance, rate, and term. Larry makes two offers on every note: one for the whole note and one for a partial. He never pays more than 70% of the property value, and closing costs (BPO, title, attorney) come out of the offer. Most notes sell around 70% to 85% of the balance; strong short-term notes can reach 85% to 90%. Quotes are estimates until due diligence is complete. - Selling a note can change the seller's taxes (installment method). Sellers should talk with their own tax adviser.
