I'm Larry Hoffman. I've invested in real estate since 2006. I started on the landlord side: tenants, repairs, turnovers. Over time I moved to buying mortgage notes instead. I've bought more than 300 of them.

A lot of the notes I buy come from regular people. Someone sold a house and carried the loan. Someone inherited a land contract from a parent. They don't want to wait 15 years to get their money, and they don't know who to trust.

That's who this site is for. I'll look at your note the same way I look at every deal: payer, property, paperwork. Then I'll give you a straight number and explain how I got there.

I have an engineering degree from the University of Cincinnati. I trust documents over pitches. I wrote Mailbox Money Retirement, I host the In The Know podcast, and I teach note investing on YouTube and in The Note Prospectors.
